2nd mortgage secured loans are traditionally riskier than 1st mortgage secured loans due to the 1st mortgage secured loan having priority in collections and recouping funds should a borrower default. 2nd mortgage secured loans also traditionally offer a higher loan-to-value ratio to the borrower which can pose a greater risk to an investor then a 1st mortgage secured loan.

Returns are calculated as BBSW 30 as at the 10th of the month, or the following business day, plus a fixed of 3.6% for the Income Bond and 6.5% for the High Yield Bond. My wife and I have had money invested in both the High Yield Trust and the Income Trust for more than three years. Thinktank always pays our interest on time and we receive communication from Lauren several days in advance giving us full details of the return percentage and the dollar amount. Lauren is on the ball and seems to work 7 days a week.
