The Target Return Rate is reviewed and determined monthly (on the 10th business day) and may increase or decrease each month. The rate of return is not guaranteed and past performance is not a reliable indicator of future performance. The Rate is quoted after fees and costs. Our investment approach

Thinktank Asset Management applies a disciplined, origination‑led approach to property‑secured credit investing, grounded in two decades of lending experience.

We focus on first‑mortgage loans, conservative credit selection and diversified portfolio construction. Portfolios are built loan‑by‑loan, with full transparency into borrower quality, asset security and transaction structure. Capital preservation sits at the core of our philosophy. While this does not mean that our products or offerings are capital guaranteed, it reflects our through-the cycle mindset focused on delivering reliable, risk‑adjusted income outcomes.

How we generate returns

Returns are generated primarily through contractual interest income from first‑mortgage, property backed loans. Our origination platform provides direct access to loan opportunities, enabling disciplined pricing, careful structuring and selectivity across market conditions.

By prioritising cash‑flow generation over capital appreciation and avoiding elevated risk‑taking, we aim to deliver consistent income rather than opportunistic or cyclical returns.

Risk management & governance

Risk management is embedded at every stage of the investment process and supported by clear governance and accountability.

We operate within a structured governance framework, with defined decision‑making authorities and active management of conflicts of interest. Credit risk is controlled through conservative underwriting, ongoing portfolio monitoring and disciplined diversification. Valuation and liquidity practices are designed to be prudent and transparent, with regular reporting provided to investors.

We believe strong governance, alignment and transparency fundamental to managing investor capital and the aim to deliver consistent outcomes over time.
